UAE Golden Visa for Pakistanis 2026: Real Routes, Costs and the AED 100,000 Myth

The UAE Golden Visa remains one of the most sought-after long-term residencies for Pakistanis — and one of the most misunderstood. A wave of viral posts in 2025 promised a “lifetime” Golden Visa for a flat AED 100,000 fee. For Pakistani applicants, most of that was not accurate. Here is what the Golden Visa really is in 2026, the routes that genuinely apply to Pakistani nationals, what it costs, and how to avoid being misled.

What the Golden Visa actually is

The Golden Visa is a renewable long-term UAE residence permit, issued for either 5 or 10 years depending on the route. Unlike a normal work visa, it is self-sponsored — you do not need a UAE employer or national sponsor to keep it. Holders can sponsor their spouse, children and parents, and the visa does not lapse simply because you spend long periods outside the UAE. That flexibility is why it appeals to investors, senior professionals and business owners.

The real routes Pakistanis can use in 2026

UAE federal authorities (ICP) and Dubai's GDRFA recognise several qualifying paths. The ones most relevant to Pakistani applicants are:

  1. Property investment: own UAE real estate with a total value of at least AED 2,000,000 (roughly USD 545,000). As of February 2026, the older requirement to have paid 50% or AED 1,000,000 upfront has been removed — eligibility now rests on the total property value. Mortgaged and off-plan units can qualify if the value reaches AED 2M and the bank issues a no-objection certificate, and multiple properties may be combined.
  2. Skilled employment: a basic monthly salary of AED 30,000 or more, a valid employment contract and an attested university degree. This is the most common route for Pakistani professionals already working in the UAE.
  3. Business and entrepreneurs: owning an SME with revenue from AED 1,000,000, or an approved innovative project from AED 500,000.
  4. Bank deposit: a fixed deposit of AED 2,000,000 in an approved UAE bank.
  5. Talent and specialists: scientists, doctors, top creatives and athletes can be nominated by the relevant UAE authority.

What changed in 2026 — and what didn't

Two separate reforms caused confusion. The April 2026 decision that scrapped the AED 750,000 minimum applies to the shorter two-year investor visa, not the Golden Visa. The Golden Visa property threshold stayed at AED 2,000,000. The genuine easing for Golden Visa applicants was the removal of the upfront-payment rule on property in February 2026, which made mortgaged purchases far easier to qualify with.

The AED 100,000 "lifetime visa" — the truth

A nomination-based pilot priced around AED 100,000 was introduced in 2025 — but only for nationals of India and Bangladesh. Pakistan (and China) were not included in that pilot. The viral claims of a guaranteed “lifetime” visa for a fixed fee were later acknowledged as miscommunication by the private firm that promoted them, and the UAE's ICP publicly rejected any guaranteed, fixed-price or lifetime product, stressing that applications must go only through official government channels and that no agency is an “authorised intermediary.” If anyone offers Pakistanis a fixed-fee “Golden Visa nomination,” treat it with caution.

Costs and documents

Government fees vary by route — broadly from about AED 4,695 on the salary and talent paths to about AED 10,140 on the property path, before medical testing, Emirates ID and any service charges. Most applicants will need a valid passport, a recent photo, proof of the qualifying route (title deed, salary certificate, trade licence or bank statement), a medical fitness test and, for the salary route, a properly attested degree. Getting your documents attested correctly before you apply saves the most time.
